3w-B Group’s focus is on utilizing a mix of public and private financing strategies including:
The steps that we believe are necessary include:
1. Preliminary negotiations with financing sources (federal, state, city and local agencies) for each element of the Project, and
2. Provide assistance to Owner in selection of those associates of the project development team who have not yet been selected; including Architect, General Contractor, Energy Efficient, Relocation consultants and other professionals required to complete the Project.
3. Provide assistance to Owner in negotiating agreements with all additional parties required for successful completion of the Project; the “Site Reports”.
4. 3w-B Group will conduct the physical due diligence on the site where the Project will be or are located, and the surrounding areas.
5. 3w-B Group shall provide the Owner a “monthly pre-development budget” that includes current expenses and proformas budgeted items (predevelopment and construction budgets) coordinate, monitor and evaluate all Project activities and make recommendations.
*Pre-development loan may be available to the Owner(s); term and conditions (memorialized by promissory notes, etc.) will be required.
