Marketing, Lease-Up, Close-out, Placed-In Service / Form

  

In collaboration with property management, 3-wB Group will evaluate each building and the delivery of tax credits based on the Issue Certificate of Occupancy (CoC) and/or finished construction as applicable, to ensure that the project is successfully brought to market in a timely matter to maximize receipt of the available tax credits being allocated. 


In working in conjunction with the owner’s representative construction manager and property management; Within one (1) year of completion:

  • Develop Three (3) Phase Marketing Plan, obtain Sponsor approval.
  • Start production for Phase 1 of Marketing Plan.


Within six (6) months of construction completion:

  • Verify “wish list” items for contingency source of funds is appropriately allocated.
  • Start check list with Sponsor accounting firm, or other certified public account as approved, to commence with Placed-In-Service**.
  • Obtain and review tenant compliance report 
  • Phase 2 of Marketing Plan


Within three (3) month of construction completion:

  • Confirm tenant compliance report and action to target residence types needed to satisfy tax credit requirements
  • Phase 3 of Marketing Plan


**After project’s construction or rehabilitation completion and within the first year of being on-the market, the owner must submit a placed in service (PIS) package to TCAC for review. This deadline is applicable to all TCAC awarded projects.
