Construction Management

Details of your services

Our CM services include: 

During the construction phase, 3-wB Group shall provide: 

  1. Confirmation the Certificate of Insurance for the Architect and their selection of sub-contracted engineers is current and effective dates.
  2. Obtain executed copies from both Sponsor and the General Contractor on the Final Contract A101 and A102 Section: Insurance and Bonds.
  3. With Sponsor approval letter, the issuance of the Notice to Proceed (NTP). Commencing the start of construction, tracking the construction progress while monitoring all team members to deliver the project successfully on-time and on-budget. 
  4. Help set up on-site construction office and coordinate temporary relocations with contractor. 
  5. Managing the payment requisition process (‘construction draws’) to conform to all public and private financing requirements. Sponsor to sign off on all draws and change orders. 
  6. Coordinate any 3rd party inspections as required.
  7. Provide construction management as owner's representative in the following matters:
    • Conduct and attend pre-construction meetings with Architect, General Contractor and lender to clarify expectations for progress payment, RFI’s, change orders and construction scheduling procedures.
    • Attend and assist with all construction progress meetings, monitor construction costs, monitor schedule, and coordinate transmittal of all change orders, change proposals and budget adjustments.
    • Assist Sponsor in assessing changes to and impacts on the Project's construction budget and manage the contingency log during construction. Maintain strong relationships with contractors, architects, lender, and others to ensure Project is built in accordance with sound construction practices.
    • Prepare Project construction records and transmit to Sponsor.
    • Assist Sponsor with payment requisition process with construction loan lender (review invoices, direct draw processing) by attending draw meetings.
    • Prepare Monthly Report during the construction phase that includes:
      • Review and distribute RFls
      • Review PCOs, Change Orders


Upon completion of construction, the assistance in the transition to property management the following:

  • provide funders' regulatory agreements to property management, 
  • ensure that management plans and agreements are consistent with requirements of regulatory agreements, and
  • review rent-up plans for compliance with regulatory requirements. 

  


Additional Information: Preservation Projects

1) For preservation / renovation project:

  • Coordinate development schedule and phasing plan with general contractor, and, 
  • Manage the coordination of the relocation phasing between, general contractor/architect/city inspectors/movers and on-site property management personal with relocation specialist.
  • Coordinate resident safety and minimal interruptions to resident utilities with on-site property management and contractors. 


2) Prepare Monthly Report during the construction phase that includes:

  1. Review and distribute RFls
  2. Review PCOs, Change Orders
  3. Review Contractor Pay Applications; Owner to execute and submit to construction lender.
  4.  Construction meeting minutes
  5. Update construction status documented with photos and videos.
  6. Job site inspections visual review for compliance with construction documents and quality assurance.


For ALL Projects: Coordinate closeout of construction to ensure receipt of O&M Manuals, As-Built documentation, warranties, certifications from engineers and architects and agency sign offs as required.
